We ask how old the house is

before we look at the crack, because on a home the age of the wall narrows the diagnosis faster than anything else we could do.

The cause is usually behind the finish, in the block or the barrier - not in the crack you can see.

What tends to go wrong, by the age of the house

These are tendencies rather than rules - a well-detailed older home can outlast a poorly-detailed new one, and exposure matters as much as age. But knowing roughly where your house sits on that scale is most of the diagnosis, which is why the age of the building is the first question we ask.

  • Under ten years old: settlement. Fine cracks at window and door corners as the house finds its footing. Normal, and cheap to seal properly.
  • Ten to twenty-five years: the seals start going. Sealant around windows hardens and shrinks, and water begins getting past joints while the stucco itself still looks fine.
  • Twenty-five years and up: the finish reaches the end of its first service life. Weathering, crazing, accumulated cracks, and previous repairs that have started to fail at their edges.

Repair, repaint, or both

Homeowners often call about paint when the problem is stucco, and occasionally the reverse.

Paint that is bubbling or peeling on a stucco wall is usually not a paint failure at all; it is moisture behind the finish pushing the coating off, and repainting it will fail again within a season.

Genuinely just paint

A wall that has been properly repaired but is patchy in color genuinely does just need paint.

On most walls, no. Texture matching is what makes a patch blend rather than announce itself. On a heavily weathered or hand-worked finish, a repaint of the elevation is sometimes the only route to a fully uniform result, and we will say so at the estimate.
