Stucco Repair in Clermont, FL

Clermont is the next town over from our Minneola base, and it is well inside our normal service range. It is also one of the more varied housing stocks in Central Florida, running from older lakefront cottages to subdivisions finished in the last few years.

Chain of Lakes

What Clermont does to stucco

Clermont is built across some of the steepest terrain in Florida, wrapped around the Chain of Lakes beneath the old Citrus Tower.

Those hills change how water behaves.

Homes high on the slopes take wind-driven rain from the lakes with nothing to break it, so their windward walls weather hard. Homes low on the grade take the water that everything above them sheds. Meanwhile the older core near the lakes has stucco that has been patched and repainted so many times that finding the original texture underneath is half the job.

  • Low walls and downspoutsRunoff moves fast down a slope and pools where the grade flattens, and the homes that sit low, or where a downspout empties against a wall, are the ones where we most often find moisture that has worked its way behind the stucco rather than run off it.

The split in Clermont is between exposure and age.

What tends to go wrong on Clermont homes

Not sure which of these you are looking at? Send us a photo when you get a free estimate and we will give you an honest steer. A photo is a steer rather than a diagnosis, because what is behind a wall does not photograph, so we confirm it when we see the wall.

  • Moisture at the base of walls where slope runoff pools against the house.
  • Wind-driven rain damage on the windward side of homes exposed above the lakes.
  • Layered old patches in the historic core that never matched the surrounding wall.
  • Settling cracks in the newer subdivisions south and east of town.

Minutes away

Why we look at your drainage before your crack

We are minutes away in Minneola, so Clermont is close work for us. We also know the grade problem here, which is why the drainage gets looked at before the crack does. Sealing a crack that a downspout is feeding just moves the failure a few feet.

Whatever the cause, the method is the same: work out why the wall failed, fix that rather than the surface, and put the texture back so the patch does not announce itself.

How we work on a hillside property

Step 01 of 05

We look at where your water goes first.

On a slope, drainage is usually half the diagnosis.

Where this sits in the wall

  1. Concrete block
  2. Weather barrier
  3. Metal lath
  4. Base coat
  5. Finish + texture

The cause is usually behind the finish, in the block or the barrier - not in the crack you can see.

What a Clermont repair costs

On a Clermont slope the number often has more to do with drainage than with stucco.

You will pay for it twice.

Deal with the runoff first

The stucco is frequently the cheap part of the job.

What to watch for on a Clermont home

After heavy rain, walk the low side of your house and look at where the water actually went. Standing water against a wall, a downspout emptying at the foundation, or a channel worn into the grade are all warnings, and they matter more than the crack itself. Above that, check the windward elevation for cracks with staining, soft spots or bubbling paint.

Staining
Soft spots
Bubbling paint

Those three signs usually point to water already in the wall.

On a slope there is often a reason it keeps arriving there.

Frequently asked questions

Something not covered here? Call (407) 456-2006 and ask.

It becomes one. Stucco sheds water, it does not stand in it. If runoff from Clermont's slopes is pooling against a wall, moisture will eventually find a way behind the finish, so we look at drainage as part of the estimate.

The crack we will not seal

Almost everything Clermont's slopes produce is a water problem wearing a crack as a disguise, and water problems we can fix.

Signs it is a structural engineer's question first

What we cannot fix, and will not pretend to, is movement in the building itself. A crack that keeps opening, runs stepped along the block joints, appears on the inside wall in the same place, or shows up alongside doors that have stopped latching is not a drainage story. It is a question for a structural engineer, and it has to be answered before any stucco goes on, because material pushed into a crack that is still moving is money you will spend a second time. We will say so if we see it, even though it means walking away from the job.
