Stucco Repair in Horizon West, FL

Almost the entire housing stock in Horizon West is younger than ten years old. That makes it the most predictable stucco market we work in, and the one where homeowners are most often told nothing is wrong.

Master-planned

What Horizon West does to stucco

Horizon West is a master-planned community built out in villages across West Orange, and it is among the newest large-scale housing in Central Florida.

Nearly the entire housing stock is recent block construction with modern stucco finishes, built quickly and occupied quickly.

A new house moves. Over the first years it settles onto its footing, and the rigid stucco skin absorbs that movement by cracking at its weakest points, almost always the corners of windows and doors and along block joints. This is normal, and on its own it is not alarming.

  • Time plus waterWhat turns a normal settlement crack into an expensive problem is time plus water.

An unsealed crack on a Horizon West home will take on rain, and once moisture is behind a modern finish it does the same damage it does on a fifty-year-old wall.

What tends to go wrong on Horizon West homes

Not sure which of these you are looking at? Send us a photo when you get a free estimate and we will give you an honest steer. A photo is a steer rather than a diagnosis, because what is behind a wall does not photograph, so we confirm it when we see the wall.

  • Settlement cracks at window and door corners during the first years of occupancy.
  • Hairline crazing as new finish coats cure.
  • Cracks dismissed as cosmetic that go unsealed and begin admitting water.
  • Uniform builder finishes, which at least makes texture matching straightforward.

Young, uniform housing stock

Why a young wall is usually cheap to fix

We cover Horizon West from Minneola. The advantage of a young, uniform housing stock is that the diagnosis is usually clear and the repair is usually cheap, provided it is done before the crack starts drinking.

How we work on a Horizon West build

Step 01 of 05

We ask how old the house is, to the year.

In Horizon West that single answer narrows the diagnosis more than anything else we could look at.

Where this sits in the wall

  1. Concrete block
  2. Weather barrier
  3. Metal lath
  4. Base coat
  5. Finish + texture

The cause is usually behind the finish, in the block or the barrier - not in the crack you can see.

What a Horizon West repair costs

On a Horizon West build the answer is usually the good one.

A dry settlement crack, closed before it drinks

Sits at the cheap end of the ranges on our stucco repair cost page.

A young wall, once water is behind the finish

Gets no discount; at that point it is priced like any other wet wall.

What moves it is time.

What to watch for on a Horizon West home

Once a year, walk the outside of the house and look at nothing but the corners of the windows and doors. That is where a settling house shows itself, and on a Horizon West build it is where you will find the cracks first. The ones you can barely see are good news and cost very little to close. What you are actually checking for is whether any of them has started to drink.

A stain creeping out from the line
A patch beside it that feels soft
Paint that has begun to lift

Everything expensive on this page starts at that moment.

It is almost entirely avoidable.

The cracks that are not just settling

Almost all of the cracking we see on Horizon West stucco is a young house finding its footing, and that is straightforward work. It is worth knowing what the exception looks like, though, because the exception is not a stucco job at all.

Signs it is a structural engineer's question first

A crack that keeps widening month after month, that runs stepped through the block joints, that shows up on the inside wall in the same place, or that arrives in the same season as doors and windows that suddenly stick, is telling you about the building rather than the finish. That is a structural engineer's question, and it needs answering before anybody fills anything, because material put into a crack that is still moving is simply money you will spend twice. We will say so if we see it, even though saying so costs us the job. When the cause has been settled, the stucco is ours again and we will make the wall right.
